   The man behind Sunshine Design Services, Frank Carcaise is no stranger to the sales and marketing business. Born into a construction family in Pennsylvania, Carcaise entered the community development business in the middle 60s as a salesmen. From that start he then moved on to become a developer of resort type communities in Pennsylvania, Georgia, North Carolina, Virginia, California, Colorado, the Bahamas and Florida. Throughout his career Carcaise has been involved in every phase of the development,  marketing  and  sales of planned  communities.

Over the years he has been responsible  for the sale of hundreds of  millions  of  dollars of  property.

   Always looking for new marketing methods, he became interested in the Internet and it's potential as a lead source. After designing and marketing a very successful web site he aquired Sunshine Design Services for the purpose of creating a full service organization specializing in marketing goods and services on the internet.  Using his hands on real estate experience as a guide, he knew that in order for a web site to be successful it required constant management and marketing, something that most business owners do not have the time, expertise, or inclination to do. Out of that grew various, proprietary programs Carcaise offers to a select group of businesses. The programs are built around his philosophy of only charging upon results, not promises.  By doing this he feels he can fix the cost of doing business as well as offer his clients a hedge against an uncertain economy.

   In the late 60s he became concerned with the role that HUD through its Interstate Land Sales act would play in the future development of communities and was one of the founders of the American Land Development Association (ALDA) since renamed, (ARRDA) an association that was founded so that developers would have a voice in new legislation. Carcaise served as it's first Chairmen of the Board. In that capacity he was instrumental in getting the developer message out to both goverment officials and other interested parties.  In the past Carcaise has also served on the boards of Variety Clubs, Big Brothers, Boys Town, and the March of Dimes.  He has also been active in various civic and political organazations.
